01. Will this Home Accept Pets?

If you have a question about a size, type or breed of your pet, each owner will consider this at the TIME OF APPLICATION. Please visit the home to make sure it is a good fit for you and provide details on your pet on the application so we can make an informed decision.

3. Can I move in on _________?

Our company policy is to move in accepted applicants within 2 weeks of the property being ready for move-in.

4. How many days can rent be late?

Rent cannot be late, it is due by the 1st of every month.  If you pay rent after the first, your rent is late.  If it is late more than 3 days a late fee and daily fees may be charged (check your lease for exact dates and fees)

5. Can the owner file for eviction if the rent is just one day late?

Yes, the landlord may file for eviction if the rent is late, even just one day.

6. How long does it take for the landlord to evict me?

The time frame depends on the Courts and the Sheriff’s Department. The Court filings are included on your credit record just as poor credit card or loan payments are reported to credit bureaus.  This information stays on your record for 7 years, just like any other negative credit information and can make it difficult for you to obtain housing and credit in the future.

7. Can the tenant or landlord use the security deposit as the last month’s rent?

No, the tenant is responsible for paying the rent until the property is vacated.

8. How much notice must the tenant give the landlord to vacate at the end of the lease?

The tenant must give whatever notice is required in the lease, generally 60 days.

10. Can a landlord charge a termination fee for ending a lease early?

Yes, if the owner approves an early termination, a termination fee of at least two months rent will be charged. (most apartment complexes charge this fee). Click here for Sample Early Termination of Lease Agreement.

11. Can I terminate the lease early if I am in the military and have orders for a PCS of 90 days or more?

You must give your landlord the appropriate notice, please refer to your lease or call the office.

12. Why the $1 Convenience Fee?

Well, because it’s cheaper than gas to drive over to our office to hand deliver your check every month!

We have determined that the most secure way for thousands of dollars of rents to be collected each and every month is through a direct deposit into our account.  Rather then rely on a multitude of ways to do this, we have invested in systems that will unify our collection efforts, provide security for rental payments and a convenience for the tenant.
